You can book an inventory on-line via our website, via email, or simply by calling us.  Our office is open between 9.00 and 5.00 Monday to Friday.

Inventory Preparation - This is a comprehensive and detailed legally binding document (supported by digital photographs) providing an accurate and fair description of the property and the condition of the decor, contents, fixtures, fittings and furnishings at the start of the tenancy.  

Check-in - At the start of each tenancy a check-in report is compiled.  The inventory clerk re-inspects the property, with the tenant, and compares it to the original inventory. Any discrepancies seen are noted on the inventory. In order to authenticate the inventory it is signed by both the landlord and tenant or their representative. The 'master inventory' (that agreed at the Check-in) should be kept safe for use at the end of the tenancy or in the event of a dispute. Utility meter readings and details of keys/fobs to be handed over are noted.

Check-out - The check-out report is a comparison of the condition of the property and its contents at the end of the tenancy with its conditions as noted on the inventory at the beginning of the tenancy. Any discrepancies are reported and recommendations are made for tenant damage, landlord maintenance or fair wear and tear. Final utility meter readings are taken and noted.  Forwarding contact details for outgoing tenants are taken whenever possible. 

Interim Inspection - A report gives managing agents / landlords a comprehensive look at how the property is being occupied during the course of a tenancy. The purpose of the inspections is to provide the agent/landlord with peace of mind that their property is being looked after and highlight any issues which may need attention.
